Q: Do I need planning permission for an extension or loft conversion?

A: It depends on the size and specifics. Permitted development rules allow certain extensions (usually small rear or side extensions within set limits) without full planning permission. Loft conversions that don’t change the roofline much may also be permitted. However, if your extension is large, forward of the front elevation, or your home is in a conservation area, you’ll likely need to apply. Don’t worry, we will guide you. We can check local regulations and advise you early on. If needed, we’ll help with drawings and the application process.

Q:How long will my building project take?

A: The timeline varies by project size. A small internal renovation or wall removal might take a couple of weeks, whereas a single-storey extension could take 8–12 weeks from breaking ground to finishing touches. We will provide a schedule as part of our quote. We strive to stick to agreed timelines, weather and unforeseen issues permitting. If there are any changes, you’ll be the first to know.

Q:Can you work on older properties (Victorian, etc.)?

Absolutely. We have experience restoring and renovating older properties, including Victorian and Edwardian houses which are common around Huddersfield. We understand traditional construction methods (e.g., stone walls, lime mortar) and will use appropriate techniques. We also handle listed building consents or conservation area considerations if they come into play. Our goal is to modernize where needed but also preserve the character of older homes.

Q:Do you handle the design and drawings, or do I need an architect?

A: This depends on the project. For straightforward jobs (like a simple porch or non-structural remodel), we can often work from basic sketches and agree on details with you. For larger projects (extensions, structural changes), having architectural plans is important. We are happy to recommend a local architect or work with one you’ve chosen. In many cases, we collaborate... the architect designs your dream space, and we provide practical input and then turn it into reality. If your project needs structural calculations (like beams), we have engineers we consult. Think of us as your partners through the whole process.

Q:My project involves plumbing and electrics... can you manage those as well?

A: Yes, we offer a complete package. We bring in our trusted, certified subcontractors for specialist trades. For example, if your extension needs a new boiler installation or a fuse box upgrade, we’ll coordinate a Gas Safe plumber or a certified electrician at the right stage. They are people we’ve worked with for years, so they meet our quality standards. Everything will be included in our project plan, so you don’t have to juggle separate quotes or schedules. It’s all managed under one roof (pun intended!).
